My fiancé Jayleen and I have spoken with a few realtors and didn't feel as comfortable with the home buying process as we felt we should. After talking with a few friends, we were recommended to Deepa Kumar. From minute one she made us feel like this dream of ours could become a reality. Deepa immediately wanted to know what our goals were, she wanted to know about our family and interests all with the intention to help us find our first home. When she asked where we were looking to live, we gave her, what we realize now, a huge area to search, about a 3,500+ square mile area. She also asked about our home size and price range. Within the same day she sent us our first bunch of potential homes. At first the homes Deepa sent us were out of our price range, but she reassured us that these are just a few of the many she had found and that once we spoke with the lender then we will be able to start narrowing down. Deepa recommended us to a lender who is familiar with the military VA home loans. Both helped us realized we could afford a lot more than what we had originally thought and maintain without going broke. The news was the first highlight of this experience. One we received our certificate of eligibility the doors really opened for us. After Deepa helped us narrow everything down with the locations, price and layouts we started looking at houses. I kid you not she nailed it on the first house we went to go see!! It was a new build, 3 bedrooms, a ton of space with a nice yard size. Unfortunately, when we came back to put in a bid, they were already bidding well out of our newer higher price range. But Deepa let us know that this happens and there were plenty more houses out there. After about a half a dozen trips of 100+ miles round trip for her and showing us everything we wanted to see, we finally found it! A 4 bedrooms 3 baths, the perfect house for our family. Once Jayleen and I decided on this house Deepa really went to work! The house is great but like any previously owned family houses there were little bits here and there that need to be tended to before we moved in. During the home inspection Deepa really had a good eye on what need to be addressed. She obviously knew what to look for and noticed every little thing. She noticed and addressed every little scrape and scuff on the walls to how the yard didn't drain properly to prevent water from sitting on the house foundation. After the previous owners finally moved all their things out of the house, we were able to reinspect and address any other issues. We only found one other thing and that was there were signs of mice in the garage. Once we found all these issues, Deepa did her research and found multiple companies to get everything fixed. She had also worked with the sellers to get certain issues resolved. Her knowledge and persistence on these issues were amazing. Before we moved in, she was able to get either the issues fixed or compensations for some of the bigger works needed. We had zero issues once we moved in. We have been here 5 months and love it! In a nutshell we will recommend Deepa 100/10 to anyone who is looking for a new home. Anyone who decides to go with Deepa will get the most out the home buying adventure. Here are some of the things that stood out for us: 1. Helped us find the perfect first home keeping all our requests in mind when showing us houses. 2. She never pressured us into anything. As a parent, living 3 hours away, I decided to also work with Deepa Kumar, that was the best decision I could have made. She was very open to working with someone out of town (over the phone) and dealing with my son. When the seller did not want to make any of the repairs suggested by the inspector she was able to negotiate a credit for us at closing so that we could get the repairs made ourselves. Finally, Deepa is very hard working and extremely responsive. She will fight for you and make herself available 24/7.

Deepa is a true professional. She knows all aspects of the real estate transactions. If she does not know something, she will say to give her time to consult her team and she gets back with answers the same day. Dwipa was able to negotiate with seller to keep contingency agreement in place to protect me while negotiatimg with second lender. Many said that they would sell the house for a higher than market value. Deepa told me she would go for the best market value price. The local market was not looking hopeful. Our initial price was high, by my choice. After we adjusted the price to reflect current market pricing, buyer interest quickly came to life. Please note, once the escrow process started, the other same-model homes were either still on the market, or removed entirely. Open Houses: Deepa scheduled more open housed than all of the other agents / brokers combine. Some homes never had an open house. She told me she would sell my house, and indeed she did. Now, I had not experienced a Calif. Escrow process in 32 years. Escrow procedures have radically changed. My 5 page escrow of 32 years ago, has grown into a 100-signature "novel", if I may call it that. I couldn't believe the State could torture a seller to such a degree. I was on the verge of backing out on the sale, it was that bad. Leave it to "calm and collected" Deepa to help me get through it all. I knew the Calif. Assn. of Realtors had classes concerning all of the forms required to complete a sale. Having recently retired from a Calif. Real Estate School after 12+ years, I'm absolutely shocked that a Calif. licensed RE agent must also be well versed in real estate law and procedures. Deepa has all of her bases covered.
