Congratulations! After months of watching your new home take shape, you've finally reached the last major milestone before closing: the final walk-through. This is your most important opportunity to inspect your home with the builder, identify any issues that need correction, and ensure everything is perfect before you take possession.
For a new construction home, this step is absolutely critical. While everything is new, minor errors and oversights are common.
I'm Deepa Kumar, and my goal is to ensure my clients are fully prepared for this moment. A thorough walk-through protects your investment and guarantees your peace of mind. To help you succeed, I've created the ultimate checklist.
Before you even step inside, make sure you have the right tools to do a thorough job.
This Checklist! Print it out or have it ready on your phone.
Your Contract & Upgrade List: Bring a copy of your purchase agreement and the list of all the finishes and upgrades you selected to confirm everything is correct.
Blue Painter's Tape: This is the universal signal for "fix this." It's perfect for marking spots on walls or surfaces without causing damage.
Phone/Camera & Notebook: Document every single issue with a photo and a corresponding note.
Small Electronic Device: A phone charger or a nightlight is perfect for testing every electrical outlet.
Go room by room, system by system. Be methodical and don't let the builder rush you.
Paint & Siding: Look for any chips, cracks, missed spots, or sloppy paint drips.
Windows & Doors: Open and close every window and door. Check for smooth operation, drafts, and any cracks in the glass or frames. Ensure all screens are present and undamaged.
Landscaping: Confirm that the sod, plants, and any agreed-upon landscaping have been installed correctly.
Driveway & Walkways: Check for any significant cracks or uneven surfaces in the concrete.
Faucets & Sprinklers: Test all exterior water spigots and run the sprinkler system through all its zones.
Walls & Ceilings: Look for scuffs, nail pops, and any drywall seams or cracks.
Flooring: Inspect all flooring surfaces (carpet, tile, wood) for scratches, gaps, or stains. Make sure tile grout is consistent and sealed.
Doors: Open, close, and lock every interior door. They should latch properly without sticking.
Lights & Outlets: Flip every light switch and test every electrical outlet with your charger.
Appliances: Run a short cycle on the dishwasher, turn on all stove burners, and check the oven, microwave, and garbage disposal. Make sure you have all the manuals and warranty cards.
Plumbing: Turn on every faucet (hot and cold) and check for adequate water pressure and any leaks underneath the sinks. Flush all toilets.
Countertops & Cabinets: Inspect all surfaces for scratches or chips. Open every cabinet and drawer to ensure they operate smoothly and are aligned properly.
Exhaust Fans: Turn on all ventilation fans in the bathrooms and kitchen
HVAC: Turn on the heat and the air conditioning to ensure both are working and that air is flowing from all vents.
Water Heater: Check to make sure you're getting hot water at all faucets.
As you identify issues, mark them with your blue painter's tape. For each piece of tape, take a photo and write a note. The builder's representative will create a formal document known as a "punch list," which details every single item that needs to be fixed.
Crucial Step: Do not sign off on the walk-through until you have a signed copy of this punch list that includes a clear timeline for when the repairs will be completed.
The final walk-through can feel overwhelming, but it's your right as a buyer to be meticulous. Having an experienced real estate agent by your side during this process provides a second set of expert eyes to ensure nothing gets missed.
